It’s officially Spring, and we’re gearing up for a strong Spring Market!

Throughout 2020 and the first quarter of 2021, mortgage rates have remained at historically low levels, and buyers who were previously on the fence have been lined up for houses that are now entering the market.

Even during this bustling market season, we have been working behind the scenes and are excited to share an announcement with the Greater Athens community. Broad & Main Real Estate Group now has a brand new division: Broad & Main Property Management!


Friends. Agents. And now Property Managers.

We have loved coming alongside our investor clients over the years in their search for investment properties, and now we are fully able to continue those relationships through property management services. Our main goal as realtors is to help our investors purchase the best property that will produce the highest ROI. 


Now, as property managers, we can go one step further and alleviate the strains and stresses that come with operating those investment properties. From marketing properties, screening tenants and drafting leasing contracts to landscaping, maintenance and HOA communications, we’re here to help fill that gap.

In a previous blog post, we broke down the process and logistics of investing in property, as well as the added benefits of doing so in the Greater Athens area. 


But what happens after we leave the closing table? 

Without the help of a property management company or service, the owner is then responsible for the following tasks:

  • Renovations

  • Landscaping

  • Marketing

  • tenant screening and applications

  • contract drafting (including HOA-specific details)

  • regular maintenance and services once the property is occupied

  • AND THEN starting the entire process over again once the lease ends and it’s time for new tenants. 

Even further, the property owner must become well-versed in legalities concerning the landlord-tenant relationship, as well as essential tax and accounting information that is specific to investment property owners.
